WHAT IS SUB-METERING?

In many cases multi-residential apartment owners and condominiums include the cost of electricity and other utilities in the rent. Sub-metering allows for the utility consumed by each suite to be metered individually, allowing for each tenant to pay for their own consumption.

WHAT ARE THE BENEFITS OF SUB-METERING?

  • Sub-metering has become the new standard in Ontario.

  • Sub-metering allows landlords and property managers to mitigate their exposure to utility rate increases and unpredictable residential use. Historically, electricity rates in Ontario have risen beyond the rate of inflation and are projected to exceed the rate of inflation for years to come. With rent increases now capped at 2.5 percent, increases in utility rates can no longer be compensated by higher rent, resulting in potential year over year decreases in the rate of return.

  • A user pay system motivates your tenants to be energy efficient.

  • Residents pay only for what they consume, and reap the financial rewards of their conservation efforts themselves.

  • Low-Income tenants are eligible for OESP electricity rebates on their utility bill.

  • Submetering increases net operating income and building value.
